SELF-MANAGEMENT 101 : A 3-Session Program for Small Buildings

The Self Management series gives boards of small buildings the tools they need to run their buildings efficiently, and to use professionals and vendors to best advantage. Registrants are strongly encouraged to attend all three sessions, the first presents an administrative overview; the second focuses on the physical plant and the third on financial responsibilities. Representatives of CNYC member buildings attend the series for $100; non-affiliates are welcome at a fee of $90 per session, payable in advance. Advance reservations are required. To pay in full at the door at the first session, pre-register and add $15.

INTRODUCTION TO CO-OP BOARD RESPONSIBILITIES: An Intensive Seminar for New Directors

In this two-session seminar, attorney Marc Luxemburg and property manager Gregory Carlson examine all aspects of operating a cooperative. The class is jointly sponsored by CNYC, the Federation of New York Housing Cooperatives and Condominiums and the Association of Riverdale Cooperatives, each of whose members attend at the member rate; it is limited to board members housing of cooperatives. Advanced registration is required. A light supper is served in the break. The cost is $125 per person if your cooperative is a member of CNYC; ARC or FNYHC, $200 for non-members. LET’S BE PREPARED FOR ALL EVENTUALITIES

Vandalism, natural disasters, fire, mechanical failures, sick or injured residents, acts of terror. Today’s co-op and condo boards and the professionals who work with them, must consider these eventualities (and more!) as they prepare to cope as swiftly, smoothly and efficiently with whatever problems may befall their community. Advance planning will include adequate insurance coverage, carefully laid plans, and good communication to residents, encouraging them to make their own family plans for emergencies. Property manager Steven Greenberg and Board President Mary Fischer will lead a discussion designed to help you expand and perfect the contingency planning in place in your building. Improving Value, Condition & Quality of Life

Condominiums are the fastest growing segment of New York City’s housing stock, but the law is inadequate to protect Boards and unit owners who are responsible for organizing and operating these complex properties– a task which is further complicated in instances where the sponsor may be exercising control or may not have complied with its obligations under the Offering Plan. Often the new unit owners do not know one another and have little experience in operating a building. Attorney Stuart Saft is chairman of the Board of CNYC. HOW TO PROVIDE SEAMLESS ACCESS FOR ALL RESIDENTS

Architect Eric Cohen will help participants congront the elephant in the room : Why are many buildings resistant to address accessibility? It it due to cost? ... to the unsightliness of ramps or equipment? Why do so many buildings wait until they receive a code violation citation or until someone is hurt before they address accessibility? This discussion will provide constructive ideas for addressing these issues with a Master Plan, so that work can progress naturally with other building upgrades. It will also provide examples of how access for everyone, including seniors, parents with strollers, someone temporarily on crutches or a resident or visitor using a wheehchair can be accomplished beatifully and seamlessly as a part of the building’s overall style and use of materials. CNYC's PROPRIETARY LEASE for the NEW MILLENNIUM

Attorney Marc J. Luxemburg, who is President of CNYC, has led the development of a model Proprietary Lease and Shareholders Agreement, which CNYC considers well adapted to the 21st Century needs of New York housing cooperatives. Version 2.03B included suggestions received from many experts since the development of this document began in 1998. Mr. Luxemburg will discuss the major innovations found in the new lease and will offer advice for ensuring its adoption. CLE credit for this class has been requested. Advance registration is required for all attendees. There is no fee for representatives of CNYC member cooperatives and condominiums; others are welcome at a fee of $60 if paid in advance or $75, if paid at the door. WHY YOU NEED AN ENGINEER OR AN ARCHITECT

An ongoing relationship with an architect or engineer who becomes familiar with your building and its quirks and past history will help streamline renovation projects and will lead to a consistent set of priorities in maintaining and upgrading your cooperative or condominium. Your building will be well served by a qualified expert hired to protect your interests consistently, to write specifications for projects and to oversee the work as it is done. Attorney Alfred Taffae will lead a panel discussion exploring the many reasons cooperatives and condominiums should seek the expertise of an architect or engineer to maximize the life expectancy of their building. Joining him are architect Dennis Mele, engineer Edward Brzezowski and property manager Gregory J. Carlson who is also executive director of the Federation of New York Housing Cooperatives and Condominiums and president of the New York Association of Realty Managers. WORKSHOP FOR BUILDING TREASURERS

Building treasurers are responsible for the financial health of their cooperatives and condominiums. This task has diverse ramifications--all are potential discussion topics at the Treasurers' Workshop, conducted at regular intervals by CNYC. This is not a 'how-to' presentation, but rather an opportunity for treasurers to 'talk shop' under the guidance of Rick Montanye of the accounting firm of Marin & Montanye. Issues raised brought by participants set the agenda. Treasurers (and other board members) of CNYC member cooperatives and condominiums attend at no cost, but advanced registration is required. Non-members are very welcome at a fee of $50, payable in advance. To pay at the door, preregister and add $15.
