Maintaining the facades, windows and roofs of buildings built after World War II require more thoughtful maintenance and repair procedures than older buildings. Architect Douglas Lister and engineer Michael Gurevich explain the technological changes to building enclosures since World War II and how to plan maintenance projects to keep these buildings dry, safe and looking good. Specific post-war construction topics will include: glazed brick masonry, repointing, membrane waterproofing, structural steel shelf angle maintenance, masonry anchors, air barriers and insulation to reduce energy costs, roof systems and terraces and windows. There will also be a section on glass and aluminum frame curtain wall construction and maintenance. There is no cost for CNYC members and subscribers to attend this workshop but advanced registration is required. Others are welcome at a fee of $60 payable in advance. The Self Management series gives boards of small buildings the tools they need to run their buildings efficiently, and to use professionals and vendors to best advantage. Registrants are strongly encouraged to attend all three sessions, the first presents an administrative overview; the second focuses on the physical plant and the third on financial responsibilities. Is it appropriate for your cooperative or condominium to convert roof space so that it can receive an injection of capital through the sale (or leasing) of such space and/or an increase in monthly income through the issuance of additional shares and maintenance or user fees? Many factors must be examined before deciding to undertake such a project. Factors such as the roof’s physical characteristics must be considered; important, too, are attitudes of building residents, particularly those on the top floor.. Finally, is there someone to make this happen on the Board or in the employ of your managing agent who is knowledgeable about the requirements of such a project and can coordinate all the disciplines involved. In this seminar, attorney Dennis Greenstein and coop board member Robert Miller will present ALL the elements of such a project from its inception to fruition. They will go beyond the business and legal issues and includes a discussion of the practical issues and problems and how to anticipate and resolve them. This task has diverse ramifications--all are potential discussion topics at the Treasurers' Workshop, conducted at regular intervals by CNYC. This is not a 'how-to' presentation, but rather an opportunity for treasurers to 'talk shop' under the guidance of an expert. This session will be led by Rick Montanye of the accounting firm of Marin & Montanye. Questions brought by participants set the agenda. The front door, the lobby and the corridors of your building reveal its personality to your guests and to potential purchasers. In addition to maintaining these areas in good order, your cooperative or condominium may want to establish long and short term plans for upgrading its public spaces. The development of a Master Plan can help you visualize the future state of your building and enable you to plan stages for achieving the ultimate design at funding levels affordable to your shareholders or unit owners. Architect Francoise Bollack has developed Master Plans to enhance and beautify building entrances, lobbies, hallways and other areas where people get together (gym, play room, common areas, mail room, party room, etc.). A Master Plan benefits cooperatives and condominiums whose residents are of modest means every bit as much as it does a more affluent building. In this seminar Ms. Bollack will present the concept of an aesthetic Master Plan and will show examples of successful plans and various stages of their implementation.
